What you get with our annual Landlord inspection

 

We provide a non-intrusive inspection of the properties plumbing and heating system, which includes checking the central heating system to ensure it’s working efficiently by using state of the art thermal imaging technology and laboratory style water testing.  This can detect whether the central heating needs cleaning, if the property is warming up properly and if the correct amount of chemicals are in the heating system. 

 

We check the bathroom(s) & kitchen to ensure there are no areas that could cause issue with the structure of the property and reduce the chance of a leak that can cause significant damage.  

 

We ensure that there is adequate isolation of the properties water supply and that it is properly highlighted so that the tenant is aware of its position should the worst happen.

 

How it benefits the landlord and letting agent

 

With the results of our inspection we can use that information to predict problems that can then be avoided or significantly reduced.  This results in less break downs, less leaks and less damage to the property if/when something does happen. 

i.e. magnetite (sludge) can be detected using thermal imaging inside radiators, this is what damages boilers and causes breakdowns.  If we can detect this early on, we can reduce the likely hood of a boiler breaking down, prolonging the life of a boiler and reducing any disruption to your tenants and avoiding costly repairs or replacements for your property owners.

We all know that even the tidiest of tenants don't look after the actual property.  They may leave things that they don't see to be an issue until it becomes a problem for them.  The next thing you know you have a plumber telling you how much it's going to cost, when it could have cost a lot less if the problem had been solved sooner.  Our annual inspection is designed to highlight the small issues that could become big problems, so you have time to fix them and keep on top of your property before it starts draining away your bank balance. 

Apart from the exception of building an extension or renovating, a homes plumbing is the most expensive area of the house to alter, repair or replace.  A bathroom done by a professional can typically cost between £5-10k on a budget and the average boiler replacement costs £2000 depending on the boiler you have. 

A pre purchase inspection can tell you whether or not you're going to have any problem with your new homes bathroom, plumbing system or central heating system, including the state of your boiler.

 

We use state of the art thermal imaging to see how efficient your central heating system is and a laboratory style technique to test the quality of the water in the central heating.  With this we can test the amount on inhibitor in the system, lime scale and magnetite.  This shows how well the system has previously been looked after, how likely there is of the chance that the boiler will break down and also the likelihood of a burst pipe or radiator within the central heating.

 

We also visually inspect the rest of the properties plumbing, including the hot water cylinder and tanks if there are ones, the tell tale signs of damp issues or water damage within a bathroom and any areas which could cause you problems in the future.

Costs per inspection are dependent on the size of property and amount of properties.

We work closely with landlords and letting agents to provide them with detailed report of their rental properties.

Our aim is to save you money and reduce the amount of issues you have to deal with.  By having your property regularly inspected we can reduce the risk of a bigger problem being created.
